Been told that the market is shite at the moment and that putting it on around Christmas/New year is a bad idea, but have also been told that any time of the year is bad cos no-one is buying. robbo Posted December 1, 2011 Share Posted December 1, 2011 my house has been on the market since april or so and has only had 6 viewings. was fully furbished at 1st while we lived there but since weve had to move to edinburgh its sitting empty. reduced our asking price after we switched sellers but still nothing. all we keep getting told is the market is painfully slow just now. whether thats true or not, i dont know because houses here seem to be shifting....but in wales...nit. daytripping Posted December 1, 2011 Share Posted December 1, 2011 The 3/4 bedrooms are still shifting fast enough, home report value plus 3 to grand usually does the trick. I was outbid for a few earlier this year so keep an eye on the local market. That's Bucksburn/Dyce though so not sure about smaller houses or city centre but the market always exist in Aberdeen, with the oil price and employment high there's still plenty of money on the go. I still don't think I can afford it now mind you. I'd really like a two bedroomed place this time, ideally in Fittie, but that is just a pipe dream. Might just stay in the general Ferryhill area. The junkies I have across the road aren't that bad, they've only broken into my letterbox twice and kept me up at night on a handful of occassions. Link to comment

Nothing usually happens over the Christmas period, into February before things start moving again. I've used The Mortgage & Property Shop (Alex Hutcheon solicitors) plenty of times for buying, selling and renting out, they're pretty good, easy to deal with and definetly competitive price wise. She's selling through Gavin Bain, but not having much luck getting rid.It's a 4 bedroom in Mastrick. Be a cracking house for a family. Needs some work & TLC, but on the whole a great house for someone.I think she's seeling just below the home report price to see if it can get interest. Ended up getting SIGNIFICANTLY outbid on the first 2 - they ended up going for well over the value. Had to pay a few K over the asking to make sure of the place I got, but was well worth it. It's been on the market for 4 weeks now and I've had a steady flow of viewings. About 14 now I think. Had two offers last week which were rejected so hopefully improved ones will come. I'm in no rush to move so if it takes a while then I'm not fussed. I was warned the market will pretty much stop around christmas so I'll see what happens. If I was you I'd wait until feb before putting yours up for sale. I'm using Burnett and Reid who have been really good. Link to comment

Not sure how the tax shiniz works here but I'd hazard a guess that its similar to Holland... I'm renting my place out there at the moment, I had to make sure that the rental income is exactly the same as the monthly expenditure for the mortgage etc so I dont get gubbed by the tax man. I also had to set up a company and transfer the ownership of the house to that. You wouldnt have to do that here but if you have a Ltd comp for work it may be an idea to see your accountant to see what the best way forward is. I'd also rent it out directly, you get more money that way. It can be a bit more hassle sometimes, you have to organise getting things fixed etc yourself rather than allowing a agent to take care of it but if the market rate for your place is Link to comment

Any sound advice like who to avoid, who to go too etc would be appreciated. i've got my flat rented out in aberdeen.was simple. i had the last tenant move out and the next one move in within a matter of weeks. i sat on my arse here while i got a letting agent to find a tenant and manage the handover. i factor it, so all i paid them, still have to actually, is a finders fee and one or two things they helped me with to get the new tenant in. this time i have a corporate let. they were right fussy buggers, but fingers crossed the tenant will stay there for all 4 years. i've dealt with plenty of relocation/letting agents and tradsemen, so if you need any specific help just ask.
