Beginning to think most of the WANKS have given up the ghost on this. Wasn't expecting people to lie in front of the bulldozers but thought there would been at least a token protest "I'm so a angry I made a sign" type of thing ?

They'll have found something else to complain and protest about. New houses, or a fence being put up or the lack or wheelchair ramps in the local church. Also, most of them will have forgotten what they were even protesting about by now.

If we get to 2 cup finals each season and make over £1million pound profit from transfers we still require an investment in the club of £750 k in order that we could make a profit fir that year of £500k. This was our best year financially for over a decade and is not sustainable. Would you agree?

 

A new stadium n all likelihood would cost between 40-50 Million. We couldn’t sell the site of our current stadium in a good market for £9 Million so in reality £7mil would be a stretch target. As I’ve ssid before a mortgage for even £20 Million would cost C. £1.44Mil pa for 25years to pay back in the unlikely event the backs would lend a club that amount given the recent history of clubs defaulting and even one like ours with a very rich chairman who wouldn’t pay back debts previously, kept his hands in his deep pouches and let some other cunt save the day.

 

So in summary

A mortgage for half the amount the new stadium costs would see us losing £1mlion per year even if we got two both cup finals and made £2 Million each season in transfers/gifts

 

And that is your thesis to back up the unequivocal statement that we CANNOT afford a new stadium?

You ignore the opportunities for additional use of a new stadium for other events like music gigs, rugby matches, international football etc)

 

And most of all you ignore that we are only at the early stages of starting to raise the money needed and there's no reason to expect the club to announce they have £50m in the bank ready to spend at this point.

Regardless of location we cant. Its simple arithmetic

That was the generic statement about redevelopment. Turns out we can't afford either.

 

It's obviously reached a point of no return now. Can only hope they make a success out of it (they won't)

 

I do believe we'll lose more fans than we'll gain from it.

Thwy ahould have bought the okd Millets shop.

 

First floor - kits accessories and tickets etc.

Lower floor - pub//social club, that shows highlights of all old games and shows the dons any time they are live. Surprised this hasn’t been thought of already, club would make a fortune

Has anyone bothered to tell us what's happening with the club shop?

 

The stadium/training facilities is one thing but we surely we need a city centre based club shop?

It's a good point though.

Aberdeen really should open a shop in the center of town as it would be far handier for the passing trade.

One thing I don't think a lot of people will be doing is going out to Westhill just to buy a dons top or other merchandise. You may get passing trade with people popping out to Costco or Tesco or folk on their lunch break if they work in Westhill's famous Subsea hub but a club shop out there would be mostly like sleepy hollow.

A shop in the city center is a must for me.

As V has said so many holes

 

1st line our loss the financials for that year included a reassessment on pittodrie of -£2750000 without that we had a profit

 

2nd Pittodrie has been revalued recently not a £9million as you make up but by an external company as £15.35 million

 

3rd 20million mortgage cost of 1.44m Using a simple Mortgage calculator for a £200000 mortgage suggest a cost of £900 per month extrapolate that upwards and its £90000 per month = just over £1m per year. That assumes that 1 we don't get a commercial Mortgage rate which is likely less than a domestic rate and 2 we look at a 25 year mortgage

 

4th you disregard the running costs of Pittodrie we had "other operating expenses" of £3684000. A significant part will be the up keep of such an old stadium I have no idea what but even reducing our expenses and increasing revenue streams in a new stadium and achieving a net reduction of 25% would see a saving of £921000 (so our mortgage costs)

 

So V's summary is good. Your summary is less so and in fact a £20 million mortgage would likely be offset by reduction in costs associated with an old stadium and increase in potential revenue streams currently unavailable
